Which businesses should I approach for contracts?
Property management companies (24/7, lockouts, rekeying, access audits). Facilities teams (schools, offices, warehouses). Real estate agents (new tenant lockouts, key management). Apartment buildings (resident lockouts, master key management). Hospitality (hotel lockouts, staff access). Cold call ten per month with a one-page contract offer.
What should a monthly contract include?
Define it clearly: 'Unlimited lockouts during business hours, rekeying at cost-plus-10%, lock repairs, key duplication, annual master key audit.' Price it at $300 depending on scope. Include a call-out response time (e.g., 'one hour for members'). Include what's NOT covered (e.g., custom locks, doors, hardware).
How do I price contracts if I don't know volume?
Start conservative. Estimate the business's size (property manager with 50 buildings), estimate lockout frequency (two per month), estimate average job time (30 min). Price at $50/hour labour plus 30% margin, times expected hours per month. As you gain data, adjust. Most property managers expect $400.
What's my true cost per emergency callout?
Calculate: fuel cost per km ($0.30–$0.40 depending on vehicle), maintenance per km ($0.10–$0.15), insurance + depreciation per km ($0.15–$0.25). Total: $0.55–$0.80 per km. A 20km round trip costs $11–$16 in vehicle costs alone. Add your time (hourly rate) and parts. If a callout is under $150, you're likely unprofitable.
Can I do both contracts and emergency callouts?
Yes - contracts are your foundation. They cover your base income and vehicle costs. Emergency callouts on top are bonus revenue. Many successful locksmiths run 70% contract work, 30% callout work. Contracts give you stability; callouts give you scale.
How do I handle emergency calls outside contract hours?
Premium pricing. Contract rate is $300 during business hours. Emergency after-hours calls are $400 minimum (regardless of time spent). This discourages unnecessary calls and compensates you for availability.
What if I add a second locksmith - do contracts scale?
Yes. One locksmith can handle 15–20 active contracts solo. A second locksmith can handle another 15–20. Contracts generate leverage - you're not trading time for money, you're executing a process. You manage the contracts; they execute the work.
